PROMOTIONAL CAMPAIGN: HOME SWEET GOLD

These Terms and Conditions (“T&Cs”) govern participation in the Home Sweet Gold Campaign (“Campaign”) organized by MTD Capital Bhd’s Real Estate and Property Division (“Organizer”).

Campaign Period

  1. The Campaign runs from 1 November 2025 to 1 November 2026, both dates inclusive. Any property purchases made outside this period are ineligible.

Eligibility

  1. The Campaign is open to any person or company that purchases an eligible residential property listed on the Organizer’s official website during the Campaign Period.
  2. Purchasers must be Malaysian citizens or permanent residents with a valid Malaysian identification card, or duly incorporated business entities registered in Malaysia.
  3. This Campaign is only applicable to the following projects developed by MTD Properties:
      • MTD Sutera Vista Residence, Kajang
      • MTD Cinerea Heights, Melaka
      • MTD Nexus 28 Industrial Park, Melaka
      • MTD Elysia Heights, Melaka
      • Jenjarom Project
      • Seremban Project
  4. Properties under any government or state housing scheme, including Rumah SelangorKu (RSKU) units, are not eligible for participation in this Campaign.
  5. Properties purchased under any government or state housing are not eligible for this Campaign. This includes but is not limited to RSKU, PR1MA, RUMAWIP, or any other subsidized/discounted housing schemes
  6. Employees, staff, and persons affiliated with the Organizer are eligible to participate in this Campaign
  7. Only purchasers whose names appear on the Sale and Purchase Agreement (“SPA”) and who personally attend and register at the Lucky Draw event will be eligible to have their names entered into the draw. In the case of Joint Purchasers, either or both named purchasers may register and participate
  8. An Individual Purchaser who cannot attend the Lucky Draw event due to urgent reasons must submit, before the Lucky Draw event date, both supporting evidence of the urgent reason and the details of the immediate family member (spouse, parents, or children) they wish to nominate to attend and register on their behalf. The Organizer shall have sole discretion to determine whether the reason provided is acceptable and to approve or reject the nominee.
  9. Where the purchaser is a Corporate Purchaser, an authorized representative of the company must attend the Lucky Draw event and register on behalf of the company. The representative must present a valid identification document together with an authorization letter on the company’s letterhead, signed by a director or authorized signatory, confirming the representative’s authority to act.
  10. In cases where an eligible property has been transferred to another party before the Lucky Draw event, the eligibility shall remain with the original purchaser named in the SPA, notwithstanding any subsequent transfer or change in the holder of rights under the SPA. Any transferee, assignee, or recipient of the property shall not be eligible to participate in the Campaign or claim any prize

Participation Criteria

  1. Each eligible property purchase entitles the purchaser to one (1) entry in the lucky draw.
  2. Purchasers of multiple units will receive one (1) entry per property unit, up to a maximum of five (5) entries in total.
  3. The purchase is considered valid when the Sale and Purchase Agreement (SPA) is executed and the booking fee/initial deposit is paid within the Campaign Period.
  4. In the case of Joint Purchasers, the purchase is treated as one entry and only one prize may be awarded per unit.

Prizes

  1. A total of ten (10) winners will be selected under this Campaign.
  2. The prize structure is as follows:
      • Grand Prize: One (1) winner will receive gold worth RM88,000.
      • Second Prize: One (1) winner will receive gold worth RM28,800
      • Third Prize: One (1) winner will receive gold worth RM8,800.
      • Fourth to Tenth Prizes: Seven (7) winners will each receive gold worth RM4,200 (total RM29,400).
  3. The Organizer reserves the right to substitute any prize with an item of equivalent value without prior notice
  4. All prizes are non-transferable, non-exchangeable, and not redeemable for cash or other items.
  5. The Organizer shall not be responsible for fluctuations in the market price of gold or for any taxes, duties, or zakat payable on the prizes after collection.

Winner Selection

  1. Winners will be selected by random lot drawing from all eligible entries.
  2. Each property unit purchased represents one lot in the draw, subject to the maximum entry cap under Clause 3.2.
  3. The draw will take place within one (1) month after the Campaign closes.
  4. The Organizer reserves the right to change the draw date, method, or mechanics. Any changes will be communicated to participants in advance.
  5. The Organizer’s decision on all matters relating to the draw and winners shall be final and binding. No appeals will be entertained.

Winner Announcement & Prize Ceremony

  1. The announcement of winners will be made at a Prize Ceremony to be held within one (1) month after the closing date of the Campaign.
  2. The Organizer may also announce winners on its official website and/or social media platforms.
  3. Only purchasers, approved nominees under Clause 2.6, or authorized representatives under Clause 2.7 who personally attend and register at the Lucky Draw event will have their names included in the draw. Failure to attend and register will result in ineligibility and exclusion from the draw.

Prize Collection

  1. Prizes will be handed over on stage during the Prize Ceremony and must be collected personally when called out.
  2. In the case of Joint Purchasers, either or both named purchasers may collect the prize.
  3. For Individual Purchasers, an approved nominee under Clause 2.6 may collect the prize, provided they have registered beforehand and present valid identification together with the Organizer’s written approval of the nomination at registration.
  4. For Corporate Purchasers, the authorized representative under Clause 2.7 may collect the prize, provided they have registered beforehand and present valid identification together with the original company authorization letter at registration.
  5. Failure to appear on stage when announced will result in forfeiture of the prize, and the Organizer may redraw or reallocate the prize at its discretion.

Cancellation or Termination of Purchase

  1. If the SPA is cancelled, rescinded, or terminated for any reason prior to prize collection, the Organizer reserves the right to disqualify the entry.
  2. If a winner is disqualified after receiving a prize due to misrepresentation or breach of these T&Cs, the Organizer may recover the prize or its equivalent value.
  3. For the avoidance of doubt, property transfers under Clause 2.8 shall not disqualify the original purchaser, and the eligibility remains with the original purchaser notwithstanding any subsequent transfer or change in the holder of rights under the SPA.

Publicity & Personal Data

  1. By participating, participants consent to the Organizer’s use of their name, photographs, and likeness for publicity purposes without further compensation.
  2. All personal data collected will be processed solely for the purposes of this Campaign and in accordance with the Personal Data Protection Act 2010.

General

  1. The Organizer reserves the right to amend, suspend, or terminate the Campaign or these T&Cs at any time without prior notice.
  2. The Organizer shall not be liable for any loss, damage, injury, or expense arising from participation in the Campaign or use of the prizes.
  3. By participating, participants agree to abide by these T&Cs and the decisions of the Organizer.

Governing Law

  1. These T&Cs shall be governed by and construed in accordance with the laws of Malaysia, and participants agree to submit to the exclusive jurisdiction of the courts of Malaysia.
